How We Underwrite
Every file is underwritten on property cash flow and project viability rather than personal income documentation, because that is how investors actually operate. A W-2, a tax return, or an employment history says very little about whether a rental covers its payment or whether a renovation budget lines up with an after-repair value. What We Finance
Eight programs cover the full life of a deal — acquisition, renovation or construction, and the permanent financing that follows. One lender for all of it, so the exit is planned from the day the file opens.
Where We Lend
Primary lending runs across Washington, DC, Maryland, and Virginia, with deep coverage in Annapolis, Alexandria, Rockville, Baltimore, Prince George’s County, Baltimore County, Prince William County, Fairfax County, and Loudoun County. We also lend in other states on a case-by-case basis.
Working With Brokers
Brokers can partner with DSCR Loans Direct through its wholesale lending program to offer DSCR loans and other investor loan programs to their clients across the DMV market.
